Buyers Agency 

Buyer’s representation is currently one of the fastest growing segments of the real estate industry. With the majority of real estate transactions involving professional real estate brokers, buyers should employ their own exclusive buyer agent to assist them in locating, evaluating and negotiating real estate, without the fear of additional fees needing to be paid for buyer brokerage services. If you are thinking about buying real property, it is in your best interest to seek out and hire an Exclusive Buyer's Real Estate Broker.

If you were my client, what duties do I owe to you?
  • Obedience: A Buyer’s Agent is required to act and follow all lawful instructions.
  • Loyalty: A Buyer's Broker must always think of the buyer-client before him or herself, even when it may not be in the Buyer's Agent's best interest.
  • Disclosure: What I know you know. An Agent must disclose affirmatively and honestly all information concerning the transaction that might affect the decision a buyer makes.
  • Confidentiality: A Buyer's Agent is prohibited from communicating personal information concerning his/her client, unless the client has given permission the Buyer's Agent.
  • Accounting: The Agent is required to promptly report to the client all money paid and insure that performance deadlines are being met.
  • Reasonable Skill and Care: An Agent is responsible to protect the client from foreseeable risks and harm, recommending that the principal obtain advice when the needs are outside the scope of the agent’s expertise.
Will hiring a Buyer’s Broker cost me more money?

No. Agents are usually paid a “Success Fee” from the Listing Broker who offers the property for sale on behalf of their Listed Seller Clients. Because the brokers share the transaction commission, there is no additional cost to either the buyer or seller for using their own individual broker.

When no other Broker is involved and you buy a property directly from an owner, our fee will be included in your offer amount It is paid to us at the closing from the proceeds of the sale just like the bank, attorneys & all other professionals involved in the transaction.
